Common Questions
Frequently Asked Questions
We handle everything your owners corporation needs to function properly. That means organising meetings, managing budgets, coordinating maintenance, dealing with disputes, and ensuring compliance with strata laws. Think of us as the person who keeps your building running while you get on with your life. We’re not miracle workers, but we know how to prevent small problems from becoming expensive disasters.
Fees vary depending on your building’s size and complexity, but expect to pay between $8-15 per lot per week for professional management. Yes, it seems like a lot until you consider what happens when things go wrong without proper management. A single legal dispute or major maintenance issue can cost more than years of management fees.
Absolutely. Owners corporations can terminate management contracts with proper notice, usually three months. The tricky part isn’t firing your current manager—it’s finding a better one. Don’t jump from the frying pan into the fire.
Unpaid levies create serious problems for everyone in the building. We start with friendly reminders, then formal notices, and eventually legal action if necessary. The Strata Schemes Management Act gives us strong powers to recover debts, including placing liens on properties. It’s much easier for everyone when people pay on time.
The law requires at least one annual general meeting each year. Most buildings also hold quarterly committee meetings to deal with ongoing issues. More meetings aren’t necessarily better—what matters is having productive discussions and making sensible decisions. We’ll tell you when you need to meet and help ensure the meetings actually achieve something useful.
The owners corporation makes decisions about major maintenance through voting at meetings. Day-to-day repairs and essential safety work can usually be approved by the strata committee or manager. Emergency repairs happen immediately—we fix the problem first, then explain the costs later. Your building’s safety always comes before bureaucracy.
Quite a few, actually. Meeting minutes, financial records, maintenance reports, building plans, insurance policies, and correspondence all need proper filing. The law requires most records to be kept for seven years. We maintain comprehensive digital records so information is always available when you need it, whether that’s for a sale, insurance claim, or legal issue.
Special levies require a resolution at a general meeting, usually by majority vote. We prepare detailed cost estimates and explain why the work is necessary before asking owners to approve additional funding. Nobody likes surprise bills, so we try to plan major expenses well in advance and spread costs fairly across the ownership.
Every strata scheme must have building insurance covering the common property and shared facilities. Public liability insurance is also essential. Individual owners need their own contents and improvements insurance. We help coordinate building insurance renewals and ensure coverage levels match your property’s current value, not what it was worth ten years ago.
Minor cosmetic changes usually don’t require approval, but anything structural, electrical, or plumbing related needs owners corporation consent. When in doubt, ask first. Unapproved renovations can create expensive legal problems and safety issues. We help owners understand what’s allowed and guide them through the approval process when necessary.
